Georgia investment residence permit (Law on the Legal Status of Aliens and Stateless Persons, art. 15(h); unlimited residence under art. 15(k))
Sells the right to live in the country (a “golden visa”), sometimes leading to citizenship later.
Notes from the research
The 2014 Law on the Legal Status of Aliens and Stateless Persons (No 2045, in force 1 September 2014) created an investment residence permit for an investment of at least GEL 300,000. Law No 4741 of 30 May 2019 (published 5.6.2019) raised the threshold to USD 300,000 (in GEL), added real estate worth more than USD 300,000 as a basis, made the permit 5 years, and allowed an unlimited (permanent) residence permit after 5 years subject to company turnover (USD 50,000/100,000/120,000 in years 1/2/3-5) or keeping the property. Whether the 2005 Law on the Legal Status of Aliens already had an investor ground was not checked. The separate short-term permit for property owners is geo-property-residence. No official counts were found. The stored 2015-05 and 2019-05 English versions print 'This Law shall enter into force on 1 January 2014', a translation error (the law was signed 5 March 2014; art. 74 of the 2014 text and later versions give 1 September 2014).

Georgia short-term residence permit for owners of real property (Law on the Legal Status of Aliens and Stateless Persons, art. 15(j))
Sells the right to live in the country (a “golden visa”), sometimes leading to citizenship later.
Notes from the research
Law No 3602 of 8 May 2015 (published 15.5.2015) added a short-term residence permit, renewable yearly, for an alien who owns non-agricultural real property in Georgia with a market value above USD 35,000 (in GEL), valued by an accredited assessor; raised to USD 100,000 by Law No 4741 of 2019 and to USD 150,000 by Law No 863 of 26 June 2025. Launched 2015-05-15: Law No 3602 (property over USD 35,000) comes into force on publication (art. 3(1)), recorded on the Legislative Herald as 15/05/2015. The 2019 and 2025 dates are likewise publication dates standing in for amending laws that are not stored. Legal basis is the 2014 Law's entry into force. The permit lapses when ownership ends. No official counts were found.
