Golden visa

Sells the right to live in the country (a “golden visa”), sometimes leading to citizenship later.

Official name: Greece Golden Visa (Μόνιμη άδεια διαμονής επενδυτή - permanent investor residence permit, real estate)

Lowest price for one person: €400,000

A single property of at least 120 m2 worth EUR 400,000 outside the high-demand areas (Law 5100/2024, for deposits after 31 Aug 2024). The figure is EUR 800,000 in Attica, Thessaloniki, Mykonos, Santorini and larger islands (t-75612cd3c5). Niche routes cost EUR 250,000 anywhere: commercial-to-residential conversions and listed buildings (t-a4e6f5b664, t-3d28093051). Financial investment permits (type B.4) are a separate permit type: EUR 350,000 in funds (t-646e3c9019), EUR 500,000 in deposits or bonds.

Notes from the research

Residence (not citizenship): five-year renewable permit, no right to work, no minimum stay; family members get derivative permits. Legal basis: art. 36A Law 3386/2005 (added by Law 4146/2013) -> art. 20(B) Law 4251/2014 -> art. 100 Law 5038/2023 (type B.5). Financial-investment permits (art. 16 Law 4251/2014 / art. 99 Law 5038/2023, type B.4) are a separate permit type. Ministry statistics count permits (one per person) and distinguish main investors vs family members and first grant vs renewal.
